FAQs
To help you make informed decisions, I've compiled answers to some of the most commonly asked questions.

What areas of Tampa Bay do you serve?
I serve all of Tampa Bay across three Florida counties. In Hillsborough County: Tampa (including Hyde Park, South Tampa, Seminole Heights, Wellswood, Carrollwood, Ybor City), Brandon, and Apollo Beach. In Pinellas County: St. Petersburg, Clearwater, Safety Harbor, and Dunedin. In Pasco County: Wesley Chapel. I also help out-of-state relocation clients via remote video tours and neighborhood walk-throughs.
Do you offer free home valuations?
Yes — home valuations are completely free with no pressure to list. I provide a personalized Comparative Market Analysis (CMA) based on recent sales in your specific neighborhood, current market trends, and the unique features of your home. Most CMAs take 24-48 hours to prepare after I have your home's details. You can request one through my Home Valuation page or by texting me at (813) 334-6560.
How much do I need for a down payment on a home in Tampa Bay?
In Tampa Bay, most buyers put down between 3% and 20% of the purchase price. Conventional loans allow as little as 3% down, FHA loans require 3.5%, and VA loans require 0% for qualified veterans. On a $400,000 Tampa home, that's a down payment between $12,000 (3%) and $80,000 (20%). Lower down payments typically require private mortgage insurance until you build 20% equity.
Why are you called "The Singing Realtor"?
I had a whole life in musical theatre before I got my real estate license, and somewhere along the way I figured out I could combine the two. Now every home I list in Tampa Bay gets its own original parody song — written for that house, its quirks, its story. It's Musical Marketing that buyers actually remember and share. You can hear the best ones in The Songbook. The nickname stuck because, well, it's literal.
Do you work with first-time buyers?
